- NONE. An unperfected lien expires and cannot be revived. Section 36(4) allows a preserved lien to be perfected by sheltering under another claimant's perfected lien in respect of the same improvement, on the conditions set out there.

CRITICAL COUNTING POINT: the ninety days run from the last day on which the lien COULD have been preserved under s 31, not from the day the claim for lien was actually registered or given. Early preservation therefore does not shorten the perfection window, and a wrong s 31 date corrupts both dates. Perfection requires commencing an action and, where the lien attaches to the premises, registering a certificate of action on title (s 36(3)). As a statutory period it is computed under Legislation Act, 2006, s 89.
